@Nishil, how will you factor in one time big ticket expenses eg. roof is due for replacement, new asphalt , big maintenance during the due diligence.

I live in Bay Area . The properties are generally old and always come with deferred maintenance.

This specific property was in great shape, but if a property has deferred maintenance we will typically discuss it with the seller and make it known the costs to make such repairs will be adjusted for in the purchase price.
